5 Signs Your Las Vegas Roof Needs Immediate Repair
Your roof is one of the most important parts of your Las Vegas home. It protects the rest of the structure from water damage, wood rot, mold growth, and more - all of which can happen when storm damage or roof leaks occur. But it may not always be obvious that your roof has been compromised. Here are five signs to look for that indicate your Las Vegas roof needs immediate repair.
1. Shingles or Tiles That Are Broken, Curled, or Cracked
Roof shingles and clay tiles create attractive, repeating patterns that you can often see from the ground. If you notice any disruptions in those neat rows, such as shingles that have curled or warped, or tiles that have cracks or missing sections, that area may be vulnerable to leaks and water damage. Those shingles or tiles will need to be replaced.
2. Sagging Roof Decking
A typical roof should have a straight, flat surface except in areas like valleys. If you notice that the ridge is not straight or that the roofing is sagging between the rafters or trusses, that may indicate that the roof decking is water-damaged, rotten, and needs to be replaced. This will require removing the old roof, repairing the damaged framing, and installing a new roof.
3. Shingles That Are Losing Their Granules
Asphalt or composite shingles feature a fiberglass base layer that is impregnated with asphalt and covered in granules that protect the shingle from UV damage. As the roof ages, the asphalt can dry out and let some of the granules fall away. This accelerates the UV damage to the asphalt, drying it out further and causing premature failure of the shingle. If you notice that some shingles have dark patches or discoloration, or you have found granules in your gutters or downspouts, you may need roof repairs or a full roof replacement, depending on the extent of the damage.
4. Evidence of Leaks in the Attic
If you notice damp areas, mold, or white stains from minerals that are left behind when water evaporates, that indicates that your roof has leaked in the past. Other things to look for include dirty insulation from water dripping on it or spots of light on the underside of the roof. Even a small leak can cause incredible amounts of water damage or even structural problems.
5. Discolored Shingles
If you have a few shingles or tiles that are faded or discolored, that may indicate that they have been damaged. Shingles can lose granules, leaving behind discoloration, or things like tree sap, moss, or lichens may have stained and damaged the shingles. Clay tiles may have lost their protective finish, leaving them discolored, porous, and vulnerable to the elements.
