4 Common Causes of Roof Leaks in Las Vegas & How to Fix Them

Roof leaks are a common problem in Las Vegas homes. As an exterior feature, roofs are highly prone to damage, especially with the extreme weather conditions experienced in the region. Debris build-up, damaged roof shingles, water-stained ceilings and walls, and musty odors in the attic, are all signs your roof is letting in water.

In this post, we focus on four common causes of roof leaks in Las Vegas and what can be done to fix them.

Cause 1: Age

While most roofing materials are designed for durability, they do not last indefinitely. As they near the end of their lifespan, wear and tear may compromise their water-shedding ability, leading to leaks. Other components, such as roof fasteners, flashing, etc., may loosen from exposure to harsh weather, exposing the roof membrane and causing leaks.

Solution

If the roof is nearing its end of life, replacing it is the best solution. However, other interventions can help fix the leaks as you budget for a new roof, such as replacing the damaged tiles (if there are just a few), repairing damaged flashing, etc.

Cause 2: Poor Installation

Another common cause of roof leaks in Las Vegas is poor installation. For instance, poorly installed flashings and skylights fail to provide protection, leading to leaks. Roof flashing installed around chimneys, vents, skylights, and valleys helps weatherproof the areas and keep water from leaking. When improperly installed, it can let in moisture and damage the interior structure.

The pitch of your roof also determines how the installation should be done (e.g., double underlayment for shallow pitches), as well as the appropriate material. Failure to do proper installations per the roof pitch can affect the roof's structural integrity and increase the risk of water leakage.

Poor installations where the nails are not properly secured into the rafters can also result in water dripping through the nails over time.

Solution

If the leak is caused by poor installation, you can remove and reinstall the improperly installed component.

Cause 3: Damage

Damage to the roof or its components is another common cause of roof leaks in Las Vegas. For instance:

  • Ice damming can weaken the roof's structure and cause leaks over time.
  • A cracked chimney or worn-out mortar joints can let water in, leading to damage.
  • Damaged roof vents, e.g., cracks on the vents or damage on the flashing around the vents, can cause leaks.
  • Unsealed gas vents can let in water even with the collar installed, especially with a heavy downpour.
  • Soffit and fascia board damage expose the interior roof structure (wooden framework) to water damage from leaks.
  • Damaged roof tiles caused by normal wear and tear, cracked by falling debris, or removed by heavy winds can let water in, leading to structural damage and leaks.
  • Damaged roofing membranes and underlays, either due to tears during installation or from a heavy hailstorm, can leak in moisture, leading to damage and, eventually, leaks.

Solution

Where the leaks are caused by damage, a professional roofer can help identify and address the specific causes or effects of the necessary repairs.

Cause 4: Improperly Sealed Valleys and Clogged Gutters

Valleys are key points on the roof whose primary purpose is to let water flow down the roof. If not properly sealed, they can easily leak, considering the high volume of water they receive.

Similarly, debris builds up in the gutters over time. This hinders proper drainage, leading to damage and potential leaks.

Solution

Sealing the valleys properly will help stop the leakage and protect your home. You must also inspect the gutters regularly and remove any debris that may impact proper drainage.
